Window Repair in Dubai
Handles that spin, windows that will not lock, sashes that catch, and dust on the sill of a window that was shut all week. Nearly all of it is hardware and seals, and nearly all of it is a single visit.
Can a window be repaired, or does the whole thing need replacing?
Repaired, in most of the cases we are called to. A window is an assembly of replaceable parts — handles, locks and gearboxes, friction stays and hinges, rollers and tracks on sliding units, gaskets, brush seals and insect screens. Every one of those is an individual item that can be changed without touching the frame or the glass.
Replacement becomes the honest answer in three situations: the frame section itself is corroded through or distorted, the glass unit has failed, or the profile system is old enough that no matching hardware is still manufactured. The first two are separate jobs with their own pages; the third is a supply problem rather than a repair one.
Fixwix repairs windows across Dubai in villas, apartments and commercial units. A photograph of the window and a close shot of the handle or hinge is usually enough for us to say which part has failed before anyone travels.
Six things fail on a Dubai window, and only one of them is the glass
Working out which of these you have narrows the job to one visit and one part, rather than a quotation for a new window.
Locks and gearboxes
Handles, espagnolette gear, locking points and keeps. A handle that turns without engaging has usually broken inside the gearbox, and that is a part swap rather than a window problem.
Friction stays and hinges
The arms that carry an opening light. As they wear, the sash drops a few millimetres and starts catching on the frame at the closing edge, which then gets forced.
Rollers and tracks
Sliding windows run on small rollers in a bottom track that fills with dust. The rollers wear flat, the panel gets heavy, and forcing it deforms the track as well.
Gaskets and brush seals
Rubber and brush seals harden and shrink under ultraviolet within a few years on a south or west elevation. Replacing a gasket run is cheap and it is the fix for most dust complaints.
Blocked weep holes
The small slots that drain the bottom of the frame silt up with dust. Water then sits in the chamber instead of draining and finds its way inward during a downpour.
Insect screens
Mesh perishes in sunlight and screen frames jump their tracks. Re-meshing an existing screen frame costs a fraction of a new unit and takes minutes.
Three things sit outside this page. A cracked or broken pane is glass replacement. A sealed unit that has misted internally is double pane replacement. And a frame that has corroded through or bent is window frame repair. All three are things we do; they are just different jobs with different parts.
What Dubai does to window hardware
Window hardware here does not fail randomly. Three environmental mechanisms account for almost everything, and each one has a season in which it announces itself.
Ultraviolet on rubber, which is the shortest clock on the window
Gaskets, brush strips and seals are the first components to go. Ultraviolet breaks down the rubber, it hardens, shrinks back from the corners and cracks, and on a south or west-facing elevation that happens far faster than most owners expect. The first sign is not a draught — the room is air conditioned and pressurised, so what you notice is a fine layer of dust on the sill of a window that has been closed all week. By the time you can feel air movement, the seal has been gone a long while.
Dust as a grinding paste
Sliding windows carry their weight on small rollers running in a shallow bottom track, and that track is a collection point for the finest dust in the city. Dust plus roller equals grinding paste. The rollers develop flat spots, the panel goes heavy, someone puts a shoulder into it, and now the track has a deformation in it too — at which point new rollers alone will not fix the problem. Caught early it is a clean and a set of rollers. The same failure at patio-door scale is covered under sliding door repair.
Dust again, in the drainage
Aluminium and uPVC frames are designed to let water into the bottom chamber and drain it back out through weep slots on the external face. Those slots are a few millimetres across and they silt up with the same airborne dust, quietly, over years. Nothing reveals it because Dubai rain arrives a handful of times a year — and then the chamber fills, has nowhere to go, and water appears on the inside sill of a window that has never leaked. Owners reasonably conclude the window has failed. It has not; its drains are blocked, and clearing them takes minutes.
Thermal movement, and the window that only sticks in summer
Aluminium expands measurably between a February morning and an August afternoon. An opening light set with tight clearances closes cleanly in winter and binds in summer. If a window only catches in the hot months, the hardware is probably fine and the clearance is the issue — and forcing it through August is how a clearance problem turns into a bent friction stay.
[NEEDS: response time and whether same-day call-outs are offered. The old page's response-time claim has never been verified and is not repeated here. Window repair is an urgent-intent service and a real, defensible figure would be worth more on this page than any other single fact]When repair stops being the sensible answer
Repair wins on almost every individual fault. It stops winning when several of these line up on the same window at the same time.
| Repair | Replace | |
|---|---|---|
| Frame condition | Sound, straight, coating intact | Corroded through, distorted, or coating failed across the elevation |
| Hardware availability | Parts still made or a modern equivalent adapts | Profile system discontinued and nothing matches |
| Number of faults | One or two parts | Seals, stays, rollers and drainage all gone together |
| Thermal performance | Unchanged — repair does not improve it | The reason to replace, if summer heat is the actual complaint |
| Disruption | A visit, no making good | Reveal damage, plaster and paint, and approval in an apartment |
| When to choose this | Anything mechanical, and every dust or drainage complaint | Heat gain, whole-elevation corrosion, or hardware that no longer exists |
The row worth reading twice is thermal performance. Repairing a window makes it work properly again; it does not make it cooler. If the real complaint is that a west-facing room is unbearable in the afternoon, new gaskets will not touch that, and the honest answer is a replacement window with coated glass. We would rather say so than sell a repair that does not solve the problem you actually have.
Whether a part still exists is the real limit on window repair
Skill is rarely what stops a window repair. Supply is. Aluminium and uPVC profile systems are superseded over the years, and the hardware designed for them goes with them — a friction stay or a gearbox made for a system discontinued a decade ago is often simply not available anywhere in the market.
When that happens there are two routes. A current equivalent can sometimes be adapted, which works well for handles, rollers and seals and less well for anything that has to fit a specific slot or screw pattern in the profile. Or the window gets replaced. What we will not do is order a part that we know is unlikely to arrive and leave you waiting on it.
Photographs help enormously here. A close shot of the handle, the hinge or stay, and any markings stamped on the existing hardware usually lets us establish availability before a visit rather than after.
Window repair across Dubai
The same window fails differently depending on which way it faces and how close it sits to the water.
- Dubai Marina, JBR and JLT Salt air at height, so corroded fixings and seized hardware are common. Apartment access needs building management clearance.
- Palm Jumeirah The hardest environment in the emirate for window hardware, and the area where stainless replacements are worth insisting on.
- Jumeirah and Umm Suqeim Older villas near the water, where the hardware fitted originally is frequently no longer made and availability decides the job.
- Arabian Ranches and Dubai Hills Estate Inland villas with large west-facing openings, mostly seals, stays and dust in sliding tracks.
- Mirdif and Al Warqa Family villas with heavy daily window use, so rollers and friction stays dominate.
- Downtown and Business Bay Tower apartments and offices, where the same hardware set repeats through an entire building.
- Discovery Gardens and International City Rented apartments, so landlord permission comes first, though hardware repair rarely needs more than that.
- Al Quoz and commercial Dubai Showroom and workshop glazing, usually heavier-duty gear and higher use than residential.
Window repair in Dubai: common questions
Can a window be repaired or does it need replacing?
Repaired, in most cases. Handles, locks, gearboxes, friction stays, hinges, rollers, tracks, gaskets, brush seals and insect screens are all individually replaceable without touching the frame or the glass. Replacement is only the honest answer when the frame itself is corroded through or distorted, the glass unit has failed, or the profile system is obsolete and no matching hardware is still made.
Why does my window handle spin without locking?
The gearbox behind the handle has failed, or the handle spindle has sheared. The mechanism that drives the locking points along the frame is a separate component from the handle itself, and either can go. It is a part replacement rather than a window problem, and both are usually done in a single visit provided the part is available for that profile system.
Why has my window started catching on the frame?
Most often a worn friction stay — the arm that carries an opening light. As it wears, the sash drops a few millimetres and begins to catch at the closing edge. If the catching only happens in the hot months, the cause is more likely thermal expansion against tight clearances, in which case the hardware is fine and forcing it is what eventually damages the stay.
Why does water come in through my window when it rains?
Usually blocked weep slots. Window frames are designed to let water into the bottom chamber and drain it out through small slots in the external face, and those slots silt up with fine dust over years. Nothing reveals it because rain is rare here — then the chamber fills, has nowhere to drain, and water appears on the inside sill of a window that has never leaked before. Clearing them takes minutes.
Can sliding window rollers be replaced?
Yes, and it is one of the most common repairs we do. Dust packs into the bottom track and acts as a grinding paste under the rollers until they wear flat and the panel goes heavy. Caught early it is a track clean and a new set of rollers. Left long enough, forcing the panel deforms the track as well, and then the track has to be replaced too.
Can insect screens be repaired rather than replaced?
Usually yes. Mesh perishes in sunlight and tears, and screen frames jump their tracks, but the frame itself is normally sound. Re-meshing an existing frame costs a fraction of a new screen unit and is quick work. Replacement makes sense only where the frame is bent or the corner joints have failed.
Are parts still available for older windows?
Often, but not always. Profile systems are superseded and their hardware goes out of production with them, so a stay or gearbox for a system discontinued years ago may not exist anywhere in the market. Handles, rollers and seals can frequently be adapted from current equivalents; anything that fits a specific slot in the profile is harder. Photographs of the existing hardware let us check before travelling.
Will repairing my windows make the room cooler?
No. Repair makes a window work properly again — it closes, locks, seals and drains as intended — but it does not change how much heat comes through the glass or conducts across the frame. If a west-facing room is genuinely unbearable in the afternoon, the answer is replacement glazing with a solar control coating rather than new seals, and we would rather tell you that than sell the repair.
Photograph the window and the handle
One picture of the whole window, one close on the handle, hinge or track, and a note of whether the problem is all year or only in summer. That is normally enough for us to identify the part and check it is available before anyone travels.
Fixwix has repaired windows across Dubai since 2012. If the part no longer exists, or the real problem is heat rather than hardware, we will say so rather than book a visit.
