Door Fitting

Door Installation in Dubai

A door is only as good as the opening it goes into, and openings in Dubai are rarely square. Getting a door to close cleanly for years is mostly about what happens behind the frame, where nobody looks.

The short answer

Can a new door go into my existing frame?

Usually, and it is much the cheaper of the two options. A leaf-only replacement reuses the frame and architrave, so the new door is trimmed to the existing opening, new hinge positions are cut, and the lock and handle are set to match. Nothing gets touched around the opening, which means no plaster, no paint and no tiling to make good.

A full door set — frame and leaf together — is needed when the existing frame is rotten, corroded, out of square beyond adjustment, or the wrong size for the door you want. Fitting one means cutting the frame out, and that damages the reveal every time, so plaster and paint belong in the plan from the start.

Fixwix installs doors across Dubai in villas, apartments and commercial units — internal timber, aluminium, glass, uPVC and entrance sets — including doors bought elsewhere and delivered to site. Three measurements and a photograph of the opening tell us which of the two jobs you have.

The difference the table describes, in one photograph. Worth taking once and reusing.

The row people underestimate is trimming. A hollow-core door has a narrow timber frame inside a skin, so taking more than a few millimetres off an edge cuts straight into the hollow and there is nothing left to fix a hinge or a lock into. If an opening is undersized, a solid-core door is the one that can be made to fit; a hollow-core door has to be ordered closer to the right size in the first place.

What Goes Wrong

Why a newly fitted door stops closing properly

Doors that were fine at handover and catch six months later almost always trace back to the same handful of things, and all of them are decided during installation rather than afterwards.

The frame was fixed to the wall, not to itself

A door frame has to be plumb, level and square in its own right, and the opening it sits in usually is not. Packers behind each fixing point are what hold the frame true and transfer the door's weight into the wall. Skip them, or use too few, and the frame bows to match the opening once the door's weight starts working on it — so the gap closes at one corner and the door begins to catch. Nothing done to the hinges afterwards fixes a frame that was never packed, which is why some doors get adjusted three times and still bind.

Fixings into plaster and tile

Behind the plaster in most Dubai villas and apartments is blockwork, and a fixing needs to reach it. A plug seated in plaster or in tile adhesive holds for a while and then creeps, taking the frame with it. This is also why fitting a door into a tiled reveal is slower work than it looks — the drilling has to get through the tile without cracking it and still land in something solid.

Clearances set too tight

A door needs a consistent gap around three sides and a bigger one at the bottom. Set the sides too tight and normal seasonal movement is enough to make the door bind — timber takes up moisture in a humid coastal apartment and gives it back in a dry inland villa, and the leaf changes size slightly either way. A door that just clears in February will not clear in August.

The gap at the bottom, which is not a mistake

Internal doors in an air-conditioned home need a gap underneath so return air can get back to the AC. Seal a bedroom door tight to the floor and the room is starved of return air, the unit works against itself, and the room never quite cools. Owners often ask for that gap to be closed to keep dust or noise out — it is worth understanding what closing it costs before deciding, and if a room genuinely has to be sealed, it needs a transfer grille or a return path somewhere else.

No door stop

The cheapest component on the job and the one most often left off. Without a stop, the handle goes into the wall behind it, and on a plastered block wall that is a hole within a month. Fitting stops at the same time costs almost nothing.

Your apartment front door is probably a fire door

Entrance doors from an apartment into a common corridor, and doors onto stairwells and lobbies, are normally fire-rated in Dubai towers. That matters because a fire door is a certified assembly rather than a heavy door: the leaf, the frame, the intumescent seals, the hinges, the closer and the gaps around the leaf are all tested together, and swapping any part of it for something uncertified voids the rating. Gap tolerances on a fire door are tight and specified, which is exactly the opposite of the generous clearances an ordinary internal door wants.

The practical consequence is that changing an apartment entrance door is not a like-for-like job you arrange privately. It changes the corridor, so building management and the owners association have a say, and where the door is rated the replacement has to be a certified set installed as a certified set. Ask building management before ordering anything, and expect them to specify what the replacement must be.

Internal doors inside your own apartment are a different matter entirely and generally need nobody's permission, though the building will still want a works permit, agreed hours and a lift booking to bring the doors up.

How It Runs

From measuring to a door that shuts

Three numbers get measured, not one, and mixing them up is the most common reason a door arrives at the wrong size.

  1. Photos and three measurements

The structural opening, the frame, and the existing leaf are three different dimensions. Send all three plus a photograph, and say which side you want the door hinged on and which way you want it to swing.

    Same day, by WhatsApp

  2. Deciding leaf-only or full set

We check whether the existing frame is square, solid and the right size. If it is, the job stays a leaf replacement with no making-good. If it is not, the cost changes and so does the mess, and it is better to know before ordering.

From the photographs, or on a site visit

  3. Supply, or fit what you have bought

We supply doors, and we also fit doors bought elsewhere. If you have already bought one, send the leaf dimensions before it arrives on site — an undersized opening and a hollow-core door is a combination that cannot be resolved with a plane.

  4. Fitting

Frame packed plumb and square with fixings into blockwork, leaf hung and clearances set, lock and handle fitted, stop fitted, architrave made good. Hardware gets adjusted before we leave rather than on a callback.

Where We Work

Door installation across Dubai

What changes by area is access and permission rather than the work itself.

  • Dubai Marina, JBR and JLT Apartment work needing a lift booking to bring door leaves up, plus building management clearance and agreed working hours.
  • Downtown and Business Bay Mixed-use towers with residents above offices, so noisy work sits inside narrow permitted windows.
  • Arabian Ranches and Dubai Hills Estate Villa work with no access restrictions, usually several internal doors replaced in one visit.
  • Jumeirah and Umm Suqeim Older villas where openings have moved over the years and frames are more often out of square than not.
  • Mirdif and Al Warqa Family villas with high door traffic — hollow-core bedroom doors replaced with solid core is the common job here.
  • Discovery Gardens and International City Rented apartments, so landlord permission comes before measuring, and entrance doors usually cannot be changed at all.
  • Al Quoz and commercial Dubai Showroom, workshop and office entrances, including heavy-duty sets with closers.
  • Palm Jumeirah Villa and apartment work where any external door needs marine-grade hardware rather than standard finishes.
Questions We Get Asked

Door installation in Dubai: common questions

Can a new door go into an existing frame?

Usually, and it costs considerably less than a full door set. The new leaf is trimmed to the opening, hinge positions are cut to match and the lock and handle are set. Nothing around the opening is disturbed, so there is no plaster, paint or tiling to make good. A full set is only needed where the existing frame is damaged, corroded, out of square beyond adjustment, or the wrong size.

Which way should a door open?

Into the room rather than into a corridor, as a general rule, so the door does not swing into someone passing. Hinge it on the side that lets the door open flat against a wall rather than into the middle of the room. Small bathrooms are the common exception — an outward-opening door means a person who has fallen inside is not blocking their own door.

Why has my new door started catching after a few months?

Most often the frame was not properly packed during installation, so the door's weight has pulled it slightly out of square and the gap has closed at one corner. It can also be fixings that landed in plaster or tile adhesive instead of blockwork and have crept. Both are frame problems rather than hinge problems, which is why repeated hinge adjustment does not hold.

Is my apartment front door a fire door?

In Dubai towers, entrance doors from an apartment into a common corridor usually are, along with stairwell and lobby doors. A fire door is a certified assembly — leaf, frame, intumescent seals, hinges, closer and the gaps around the leaf are tested together — so replacing any part of it with something uncertified voids the rating. Check with building management before ordering a replacement.

Why do internal doors need a gap at the bottom?

So return air can get back to the air conditioning. Seal a bedroom door tight to the floor and the room is starved of return air, the unit works against itself and the room never cools properly. If a room genuinely has to be sealed for noise or dust, it needs a transfer grille or another return path — closing the undercut on its own creates a cooling problem in place of the one it solved.

Hollow core or solid core for bedrooms?

Solid core, in almost every case. A hollow-core door is a thin skin over a light internal frame, so it transmits sound like a drum and it cannot be trimmed by more than a few millimetres before there is nothing left to fix hinges or a lock into. Hollow core makes sense for cupboards and stores. For any room where privacy or noise matters, the difference is immediately noticeable.

Can you fit a door I bought myself?

Yes, and it is a common request. Send the leaf dimensions before the door arrives on site rather than after, because an undersized opening combined with a hollow-core door is a problem that cannot be solved by trimming. Doors bought as a standard size frequently do not match an older Dubai opening, and knowing that in advance is the difference between a fitting job and a return.

Do I need permission to change doors in my apartment?

For internal doors inside the unit, generally not, though the building will usually want a works permit, agreed working hours and a lift booking to bring the doors up. For the entrance door, yes — it changes the common corridor and is normally fire-rated, so building management and the owners association are involved and will often specify what the replacement has to be.
