Aluminium Door and Frame Repair in Dubai
A door that only sticks in August is telling you something different from one that has dragged all year. Most aluminium doors we are called to do not need replacing — they need the right thing found first.
Can an aluminium door frame be repaired, or does it need replacing?
Repaired, in most cases. Aluminium door frames are assemblies of extruded sections, gaskets and hardware, and nearly every part of that is a separately replaceable item — hinges, hinge screw ports, handles, locks and cylinders, closers, weather seals, thresholds and the glass panel itself.
Door frame repair, in practice, means replacing whichever of those parts has failed and bringing the frame back into square. Replacement becomes the honest answer in three situations. The extrusion is bent or split from impact, which cannot be straightened back to a weather line. Corrosion has eaten through the section rather than sitting on the surface of it. Or the profile system is old enough that no matching hardware is still manufactured, which is a supply problem rather than a repair one.
Fixwix repairs aluminium doors and frames across Dubai — sticking and dropped doors, stripped hinge fixings, failed locks, perished gaskets and cracked glass. Two photographs, one of the whole door and one close on the fault, will usually tell you which category you are in before anyone travels.
What the symptom usually means on an aluminium door
Most call-outs for aluminium door repair and door fixing in Dubai come down to one of eight faults. The symptom narrows it a long way before anyone opens a toolbox.
| Symptom | Usual cause | Repair or replace | What it involves |
|---|---|---|---|
| Sticks in summer, fine in winter | Thermal expansion closing an already tight clearance | Repair | Adjust hinges and easing the closing edge, not a new door |
| Drags on the floor all year | Door has dropped — worn hinges or loose hinge fixings | Repair | Hinge replacement or refixing, then realignment |
| Hinge screws spin and won't tighten | The thread has stripped out of the hollow section | Repair | Threaded inserts or repair sleeves set into the profile |
| Won't latch, or the lock needs lifting | Frame out of square, or a worn keep and cylinder | Repair | Keep realignment, new cylinder or multipoint gearbox |
| Dust and noise around a shut door | Perished gaskets and brush seals | Repair | Replacement gasket run and threshold seal |
| White powder at the fixings | Corrosion where steel fixings meet aluminium | Usually repair | Replace fixings with the correct grade and treat the area |
| Deep scratch through the coating | Impact or abrasive cleaning | Depends — see below | Touch-up if small; recoating or section replacement if not |
| Frame visibly bowed or split | Impact damage or a failed structural fixing | Replace the section | New extrusion; the weather line cannot be straightened back |
Why aluminium doors go out of alignment in Dubai
An aluminium door is a hollow extruded frame carrying a heavy leaf on a small number of fixings, hung in an opening that moves. Four mechanisms account for nearly everything we are called out to, and three of them are made worse by this climate specifically.
Thermal movement, and the summer-only sticking door
Aluminium expands and contracts noticeably with temperature, and the swing between a February morning and an August afternoon on a west-facing entrance is very large. A door set with tight clearances closes cleanly in winter and binds in summer, and every year it gets forced a little harder. This is the single most useful diagnostic on the page: a door that only sticks in the hot months has a clearance problem, not a hinge problem, and forcing it is what eventually turns it into a hinge problem.
Stripped hinge fixings in a hollow section
Hinge screws thread into a thin wall or a small screw port inside the extrusion, not into solid material. The door's weight works on those threads every time it swings, and eventually a screw spins without tightening. The wrong response is a longer or fatter screw, which chews out the remaining material and turns a small repair into a section replacement. The right one is a threaded insert or repair sleeve that re-establishes a proper thread in the profile.
Corrosion where two metals meet
Put a steel screw into aluminium, add salt-laden humid air, and the two metals set up a corrosion cell that eats the aluminium around the fixing. It shows first as a white powdery bloom at screw heads and along the threshold, and it is why fixing grade matters on coastal properties — the Palm, Dubai Marina, JBR, Jumeirah. Inland it is far less common. Caught at the bloom stage it is a fixing swap and a clean-up. Left alone it works into the section and stops being repairable.
The frame was never packed properly
An aluminium frame is fixed into blockwork through packers that keep it square and transfer the load. Missing or compressed packers let the jamb bow under the door's weight, and the classic symptom is a gap that is even at the bottom and closing at the top corner. Nothing you do to the hinges fixes that, which is why a door can be "adjusted" three times and still catch.
And a word about scratches
Powder coating is a surface layer, not a paint film you can sand and blend. A small chip can be touched up with a matched coating pen, and it is worth doing on the coast because bare aluminium at a scratch is where corrosion starts. A long or deep scratch is a different matter: matching a weathered finish across a whole section rarely looks right, and proper recoating means removing the section and sending it out. Anyone who tells you a deep scratch on a ten-year-old door will vanish is selling you the touch-up pen.

These will not fix the door, but they will tell you what you are dealing with — and they are what we would ask you on the phone anyway.
- Is it seasonal? Think back to whether the door closed properly in January. Summer-only sticking points at clearance and thermal movement rather than worn hardware.
- Look at the gap all the way round. Close the door and follow the gap between leaf and frame from the bottom hinge to the top. Even gap that has simply got tight means movement; a gap that closes at one corner means the door has dropped or the frame has bowed.
- Test a hinge screw. Turn one gently with a screwdriver. If it spins without biting, the thread has stripped out of the section and that is your fault found. Stop there — driving it harder makes the repair bigger.
- Push the frame at the lock keep. Firm hand pressure on the jamb beside the keep. Movement means the frame fixings or the packing behind them have gone, and no amount of hinge adjustment will hold the door in line.
Two things worth avoiding. Do not spray lubricant along the gaskets to quiet a sticking door — most spray lubricants attack the rubber and you will be replacing seals as well as fixing the original problem. And do not force a door that has started catching. The frame is what gives way, and a bowed section is one of the few faults on this page that genuinely cannot be repaired.
Parts we change on aluminium doors
Hinges and pivots
Butt hinges, pivot sets and patch fittings, plus threaded inserts where the original fixing points have stripped out of the profile.
Locks and cylinders
Euro cylinders, multipoint gearboxes, keeps and handle sets. A lock that needs the door lifted to engage is usually alignment, not the lock.
Closers
Overhead closers and floor springs on entrance and commercial doors, including adjusting closing and latching speed so the door stops slamming.
Gaskets and seals
Perimeter gaskets, brush seals and threshold seals — the shortest-lived parts on any Dubai door and the reason dust reaches a closed room.
Glass panels
Aluminium glass door repair — cracked or misted panels remade to size and refitted into the existing frame. See glass replacement work.
Thresholds and drips
Corroded thresholds, drip bars and weather trims at the bottom of the door, where salt and standing water do their work first.
One honest limit. Aluminium profile systems change, and hardware for a system that went out of production years ago is sometimes simply not available. When that happens the repair is not blocked by skill or cost — it is blocked by supply, and the options narrow to adapting a modern equivalent or replacing the door set. We will tell you which of those you are looking at rather than ordering parts that will not come.
Aluminium door repair across Dubai
The same door fails differently depending on where it is, and the coast is the dividing line.
- Dubai Marina, JBR and JLT Salt-laden air at height, so corrosion at fixings and thresholds dominates. Apartment access needs building management clearance and a service lift booking.
- Palm Jumeirah The worst corrosion environment in the city, on both villa entrances and apartment terraces. Fixing grade matters more here than anywhere.
- Jumeirah and Umm Suqeim Older villas near the water, where doors have been adjusted repeatedly over the years and the underlying frame packing is usually the real fault.
- Downtown and Business Bay Apartment and office entrances in high-traffic buildings, so closers and multipoint locks wear out faster than the doors do.
- Arabian Ranches and Dubai Hills Estate Inland villas, minimal corrosion, and mostly thermal movement on large west-facing patio and entrance doors.
- Mirdif and Al Warqa Family villas with heavy daily use, where dropped doors and stripped hinge fixings are the routine job.
- Discovery Gardens and International City Compact rented apartments; landlord or building permission comes before the visit.
- Al Quoz and commercial Dubai Showroom and workshop entrances, where floor springs and heavy-duty closers are usually what has failed.
Aluminium door repair in Dubai: common questions
Can an aluminium door frame be repaired?
In most cases yes. Hinges, screw ports, handles, locks, cylinders, closers, gaskets, thresholds and glass panels are all individually replaceable. Replacement of the frame section itself is only necessary when the extrusion is bent or split from impact, when corrosion has gone through the metal rather than sitting on the surface, or when the profile system is obsolete and no matching hardware is still made.
Why does my aluminium door only stick in summer?
Aluminium expands measurably as it heats, and a door set with tight clearances will bind once the frame and leaf both grow. If it closed cleanly in winter, the hardware is probably fine and the clearance is the problem. Forcing it through the hot months is what turns a simple adjustment into stripped hinge fixings, so it is worth dealing with before August rather than during it.
How do you fix hinge screws that spin in an aluminium frame?
The thread has stripped out of the hollow section, so a threaded insert or repair sleeve is set into the profile to re-establish a proper thread for the hinge screw. Fitting a longer or thicker screw instead removes more of the remaining material and pushes the job toward replacing the section. If a screw is already spinning, stop turning it — that is the point at which the repair is still small.
Can scratches on an aluminium door be repaired?
Small chips can be touched up with a matched coating, and near the coast it is worth doing because exposed aluminium at a scratch is where corrosion begins. Long or deep scratches are harder — powder coating is a surface layer rather than a paint film, so it cannot be sanded and blended, and matching a weathered finish across a section rarely looks convincing. Proper recoating means removing the section.
Can the glass in an aluminium door be replaced without changing the frame?
Yes. The panel is measured, remade to size and refitted into the existing frame with new gaskets or beads. Toughened glass cannot be cut after manufacture, so a replacement panel is made to the measured size from scratch rather than trimmed on site — which is why an accurate survey matters more than the fitting does. The frame only needs work if it is distorted or corroded.
What does aluminium door maintenance actually involve?
Four things, once or twice a year. Clear dust from tracks and drainage slots. Check hinge and frame fixings for movement before they strip. Inspect gaskets for hardening and cracking, particularly on south and west elevations where ultraviolet does the damage. And on coastal properties, look at fixings and thresholds for white corrosion bloom, which is the earliest warning you get.
Are parts still available for old aluminium doors?
Often, but not always. Aluminium profile systems are discontinued over time and their matching hardware goes with them. When a system is obsolete the options are adapting a current equivalent, which works for some hardware and not others, or replacing the door set. Sending photographs of the hinge, lock and any visible profile markings is usually enough to establish which situation you are in.
Do you repair aluminium doors in apartments as well as villas?
Both, and commercial entrances. The practical difference is access rather than the work — apartment buildings in Dubai usually require building management clearance, agreed working hours and sometimes a service lift booking before anyone arrives, and rented units need the landlord's permission first. Villa work has none of that, so it is generally quicker to arrange.
Send two photos and the season it started
One picture of the whole door, one close on the hinge or the fault, and tell us whether it has always been like this or started in the summer. That is usually enough for us to say what it is and whether a part needs ordering before the visit.
