Sliding Door Repair in Dubai
A sliding door that has gone heavy is not worn out. It is running on rollers that stopped rolling, in a track full of the finest dust in the region — and the longer it gets forced, the more of it needs replacing.
Why do sliding doors get heavy in Dubai, and can they be fixed?
Yes, and in most cases without replacing the door. A sliding door carries its weight on small rollers running in a bottom track, and that track is the most efficient dust collector on a Dubai property. Fine airborne dust settles into the channel and behaves as a grinding paste under the rollers: the wheels wear flat, stop turning, and the door starts being dragged rather than rolled.
That is the whole mechanism, and where you catch it decides the cost. At the heavy-but-moving stage it is a track clean and a set of roller carriages — a single visit. Once a flat-spotted roller has been forced along the channel for a few months it starts deforming the soft aluminium track underneath, and at that point new rollers alone will not fix it, because the surface they run on is no longer flat.
Fixwix repairs sliding doors across Dubai — patio and balcony sliders, sliding windows, shower and wardrobe doors. A photograph of the bottom track and one of the roller carriage usually tell us which stage you are at before anyone travels.
The failure cascade, and where it stops being cheap
Sliding door faults in this climate follow a sequence. Each stage is caused by the one before it, and the cost roughly triples at each step — which is why the same door can be a one-visit repair or a frame replacement depending only on how long it has been forced.
Stage one: dust in the channel
The bottom track is an open horizontal channel at floor level, which makes it a trap for exactly the fine dust Dubai produces in quantity. Nothing is wrong with the door at this point. It is simply running through grit, and the door feels very slightly heavier than it did. Almost nobody notices this stage, and clearing the track with a vacuum and a stiff brush is the entire fix.
Stage two: the rollers wear flat
Grit between a nylon wheel and an aluminium channel is an abrasive under load. The wheels develop flat spots, and a flat-spotted wheel stops rotating and starts sliding. The door now needs a real push, and it moves in a series of small jerks rather than smoothly — which is the diagnostic. Roller carriages are inexpensive replaceable parts, and this is still a single-visit job.
Stage three: the track deforms
This is where it gets expensive. A wheel that is sliding rather than rolling ploughs along the top edge of the channel, and aluminium is soft. The running lip peens over, burrs, and develops a wave along its length. Fitting new rollers now puts fresh wheels onto a ruined surface, so they wear out again quickly and the customer reasonably concludes the repair did not work. Once the track is deformed, the track has to be addressed.
Stage four: the panel and the frame
A door being forced along a damaged track puts load into places that were never meant to take it. The panel drops out of square, the lock stops meeting its keep, the meeting stile no longer seals, and the frame itself can be pulled out of alignment. At this stage the conversation shifts from parts to whether the door set is worth keeping.
Two related failures that arrive on the way
The weep slots in the bottom track silt up with the same dust. They exist to drain water out of the channel, and blocked, they let the track fill during a downpour and put water on the inside floor — usually blamed on the door seal rather than on drainage. And the meeting stile seals, the brush strips where two panels overlap, harden and shrink under ultraviolet within a few years on a sunlit elevation, which is where the dust and noise come in on a closed door.
What the door is doing, and what it needs
| Symptom | Stage | What it needs | Visit or replacement |
|---|---|---|---|
| Slightly heavier than it was | Dust only | Track clean | Single visit, or do it yourself |
| Moves in jerks, needs a shove | Rollers worn flat | Track clean and new carriages | Single visit |
| New rollers fitted and it went heavy again | Track already deformed | Stainless track cap over the damaged channel | Single visit, parts ordered |
| Grinding or scraping noise | Metal on damaged metal | Stop using it — every operation makes it worse | Assess before it reaches stage four |
| Lock will not engage | Panel has dropped | Roller height adjustment, not a new lock | Single visit |
| Dust or noise through a closed door | Meeting stile seals perished | Replacement brush seals | Single visit |
| Water inside after rain | Weep slots blocked | Clear the drainage | Minutes |
| Panel can be lifted in the track | Anti-lift blocks missing | Refit the blocks — a security issue | Minutes |
The row worth reading twice is the third. A door that was repaired, ran well for a month and then went heavy again has almost always been given new rollers on a track that was already damaged. That is not a failed repair so much as an incomplete diagnosis, and the fix is the track rather than another set of wheels.
What we change, and what is worth upgrading while it is apart
Roller carriages
Single-wheel or tandem twin-wheel. On a heavy patio panel, upgrading from single to tandem spreads the load across four wheels instead of two and lasts substantially longer.
Stainless track caps
A hard stainless insert fitted over a worn aluminium channel. It restores a proper running surface without touching the frame, and stainless does not wear the way aluminium does.
Hook locks and keeps
Sliding doors lock with a hook bolt into a frame keep. A dropped panel stops the two meeting, so the lock gets blamed for what the rollers caused.
Meeting stile seals
Brush strips where two panels overlap, and the perimeter weatherstrip. Ultraviolet hardens them within a few years on a sunlit elevation.
Anti-lift blocks
Small blocks in the head track that stop a closed panel being lifted out. Frequently missing, and a genuine issue on ground-floor villas and townhouses.
Handles, pulls and interlocks
Broken handles, worn pull sets and the interlock section where two panels meet. Usually straightforward, provided the profile system is still supported.
One upgrade worth mentioning at replacement rather than repair stage: top-hung sliding systems carry the panel from the head track rather than the floor, which takes the entire mechanism out of the dust. They cost more and they need a head that can carry the weight, so they are not a retrofit for most existing openings — but if you are replacing a door set that has eaten three sets of rollers, it is the specification that stops the cycle. That sits with aluminium doors and windows.
Four things that make a sliding door worse
Greasing the track
The most common and the most damaging. Grease and oil in an open floor-level channel capture the airborne dust that caused the wear in the first place and hold it against the wheel as a paste. A greased track in Dubai wears faster than a dry dirty one. Keep it clean and dry; if anything is applied, it goes on the roller wheels as a dry silicone spray, not into the channel.
Winding the adjustment screws until it feels right
Most roller carriages have a height adjustment screw. Turning them unevenly to make a sticking door move racks the panel out of square, which puts the lock out of alignment and loads one wheel far more than the other. Adjustment is a levelling operation across both carriages, not a way to compensate for worn wheels.
Forcing it “just until we get it looked at”
Every forced operation on a flat-spotted roller ploughs the track a little more. The difference between a roller job and a roller-plus-track job is usually a few months of continued use, and the door gives clear warning — the jerking and the noise are the door telling you which stage it is at.
Lifting the panel out alone
A full-height patio slider panel is heavy, awkward and made of glass, and taking one out is a two-person job with the right handling. Dropped panels break, and a toughened panel breaking at floor level in an occupied home is worse than a heavy door.
What you should do yourself: clear the track with a vacuum and a stiff brush two or three times a year. That prevents nearly everything above and it costs nothing.
Sliding door repair across Dubai
The same door fails at different speeds depending on where it is and how much traffic it takes.
- Arabian Ranches and Dubai Hills Estate Villa patio sliders onto gardens — the highest dust exposure and the heaviest panels, so tandem carriages earn their place here.
- Mirdif and Al Warqa Family villas with very high daily use on the same one or two doors, which is where rollers wear fastest.
- Dubai Marina, JBR and JLT Balcony sliders in salt air, where corroded fixings and seized locks come alongside the roller wear.
- Palm Jumeirah Salt on both sides of the frond, so hardware corrosion and track wear arrive together.
- Jumeirah and Umm Suqeim Older villas where the profile system is often discontinued and matching the carriage is the real question.
- Downtown and Business Bay Apartment balcony doors, generally lighter use but with building access to arrange before a visit.
- Discovery Gardens and International City Rented apartments, where landlord permission comes first even for a repair.
- Al Quoz and commercial Dubai Showroom and workshop sliders, heavy duty gear and much higher operation counts than any home.
Sliding door repair in Dubai: common questions
Why has my sliding door become hard to open?
Almost always dust in the bottom track. Fine airborne dust settles into the channel and acts as a grinding paste under the rollers until they develop flat spots and stop turning — at which point the door is being dragged rather than rolled. Caught at that stage it is a track clean and a set of rollers. Left longer, the flat-spotted roller starts deforming the soft aluminium track itself, and then the track has to be dealt with too.
Can sliding door rollers be replaced?
Yes, and it is the most common repair we do. The panel is lifted out, the old carriages removed from the bottom rail and new ones fitted, then the height adjusted so the door runs level and meets the frame squarely. Where the original carriages were single-wheel and the panel is heavy, upgrading to tandem twin-wheel carriages spreads the load and lasts considerably longer.
My track is worn — do I need a whole new door?
Usually not. A worn or deformed aluminium bottom track can often be capped with a stainless steel track insert fitted over the damaged channel, giving a hard running surface without removing the frame. It is a fraction of the cost of a new door set and it solves the underlying problem, because stainless does not wear the way aluminium does. Replacement is only necessary where the track section itself is split or the frame has distorted.
Should I grease or oil the sliding door track?
No — this is the most common way people make the problem worse. Grease and oil trap the airborne dust that causes the wear in the first place, turning a dry dusty channel into a paste that grinds harder than the dust alone did. Keep the track clean and dry. If anything is used, it is a dry silicone spray on the rollers themselves, not a lubricant in the channel.
Why won't my sliding door lock any more?
Usually because the panel has dropped rather than because the lock has failed. Sliding doors lock with a hook bolt that swings into a keep in the frame, and if the rollers have worn and the panel has sunk a few millimetres, the hook no longer lines up with the keep. Forcing it damages both. Setting the roller height correctly generally makes the lock work again without touching the lock.
Can someone lift my sliding door out of its track?
On a poorly fitted or badly maintained door, yes. Sliding panels are held down by anti-lift blocks fitted in the head track, and those are sometimes missing, sometimes never fitted, and sometimes removed during a previous repair and not put back. On a ground-floor villa or a townhouse that is a genuine security issue, and it is a five-minute fix worth checking for.
How often should sliding doors be serviced?
Clearing the bottom track two or three times a year prevents almost everything on this page. It takes minutes with a vacuum and a stiff brush and it is the single highest-value maintenance task on a Dubai property. Beyond that, an annual check of the roller adjustment, the anti-lift blocks and the meeting-stile seals catches the rest before it becomes a repair.
Are parts still available for older sliding doors?
Often, but not always. Aluminium profile systems are superseded and their roller carriages and locks go out of production with them. Rollers and handles can frequently be adapted from current equivalents; anything that fits a specific slot in the profile is harder. A photograph of the carriage, the lock and any markings on the existing hardware usually lets us establish availability before travelling.
Photograph the bottom track and the roller
One picture along the bottom track and one of the roller carriage if you can see it, plus a note of whether the door jerks, grinds or simply feels heavy. That tells us which stage it is at and whether the track needs addressing as well as the wheels.
