Window Fitting

Window Installation in Dubai

The window is the easy part. What decides whether dust and water stay outside is the joint between the frame and the wall — a detail that disappears under a bead of sealant and cannot be inspected afterwards.

The short answer

Can windows be replaced without wrecking the walls around them?

Not entirely, and anyone promising otherwise has not taken an old frame out. Removing a window damages the reveal almost every time, because the original frame was fixed into the blockwork and then plastered and tiled around. What varies is how much damage, and that depends on whether the old frame is cut out in pieces or levered out whole.

Plan for plaster and paint making-good on the internal reveal as part of the job rather than as an extra at the end. Where a marble or tiled sill runs into the opening, protecting it during removal is a specific job on its own and worth agreeing before work starts, because a cracked sill costs more to replace than the window did to fit.

Fixwix installs windows across Dubai in villas, apartments and commercial units — aluminium, uPVC and glazed units — including replacements into existing openings and windows supplied by someone else. A photograph of the opening from inside and outside will usually tell us what the removal is going to involve.

Four Ways To Do It

How much of the existing window has to come out?

The right answer is usually the least invasive one that solves the actual complaint, and the complaint is worth diagnosing before anyone quotes a full replacement.

A fair share of the full-replacement enquiries we get turn out to be the second column. Dust on the sill of a closed window is a seal problem far more often than a frame problem, and replacing gaskets costs a fraction of replacing a window — that route is covered under window frame repair. Which system to specify if you are genuinely replacing sits with aluminium doors and windows.

The Detail That Matters

The joint between frame and wall is the whole job

A window fits into an opening that is bigger than it is. That deliberate gap gives room to set the frame plumb, level and square in a wall that is none of those things, and it has to be closed in a way that keeps water and dust out while still allowing the frame and the wall to move independently. Aluminium expands and contracts noticeably between a February morning and an August afternoon; blockwork barely moves at all. Anything rigid spanning between them fails.

Sealant is not glue, and it needs a backer

A sealant joint works by stretching, and it can only stretch if it is the right shape and stuck to two faces rather than three. A backer rod pushed into the gap does two jobs: it stops the sealant bonding to the back of the joint, so the bead can flex, and it controls the depth so the joint is wider than it is deep. Fill a deep gap with sealant and no backer and you get a thick rigid plug bonded on three sides — which splits the first summer, usually along the top edge where movement is greatest. The split is hairline and nobody sees it until the dust arrives.

Which is why dust turns up around a new window

Fine dust finds any opening in a perimeter seal, and it finds it long before water does — Dubai gives you rain a handful of times a year and dust every day. A new window that lets dust onto the sill within months is almost never a faulty window. It is a perimeter joint that has cracked, was never filled properly behind the visible bead, or was skinned over a gap far too wide for a single application of sealant to bridge.

The outside face has to shed water away

External sills need a fall away from the building and a drip on the underside of the projection, so water runs off and drops clear instead of tracking back along the soffit toward the frame. A flat sill with no fall ponds, and when Dubai rain arrives it arrives all at once — a ponded sill drives water back under the frame at exactly the moment it matters. Where an existing sill has no fall, that gets corrected during installation rather than sealed over and hoped about.

And the fixings still have to reach something

Frame fixings must land in blockwork, not in plaster or tile adhesive. In Dubai the reveal is often tiled or marble-clad, which means drilling through a hard finish without cracking it and still reaching solid material behind. It is slower work than it looks, and it is the reason a window fitted in a tiled reveal takes longer than the same window in a plastered one.

Taking The Old One Out

Removal decides how much making good you pay for

An old aluminium frame can be levered out or cut out, and the difference shows up in the plasterer's bill rather than the window fitter's. Levering pulls the fixings through the reveal and takes plaster and tile edges with them. Cutting the frame into sections and lifting them out separately leaves the reveal largely intact, takes longer, and is what we would rather do on any opening with a tiled or marble finish around it.

Two things to agree before anyone starts. Who is making good the reveal, and to what standard — patching plaster is quick, matching an existing paint finish across a whole wall is not, and those are different conversations. And what happens to the sill, because a marble or large-format tile sill running into the opening is the item most likely to crack during removal and the most expensive to replace.

Plaster and paint work around a new opening sits with plaster repair, and where the sill or reveal tiling needs replacing rather than patching, that is tiling work. Coordinating all three onto the same visit is cheaper than three separate trips.

Cut out rather than levered out. The reveal survives, which is where the saving is.
Apartments

Replacing a window in a tower is not a private decision

A window is part of the building's external face. Change it and you change how the tower looks, so building management and the owners association have a say, and many Dubai buildings either prohibit replacement outright or specify exactly what the replacement must be so that the elevation stays uniform. That answer comes before measurement, not after, and it is worth having in writing.

There is a physical constraint on top of the administrative one. Sealing the outside face of a window on an upper floor means working on the external face of the building, which above a certain height needs rope access or a cradle, a permit and the right insurance. Plenty of window fitters quote apartment work without having thought that through, and the external seal then gets done badly from inside the opening, or not at all. Ask any contractor quoting a tower job how they intend to seal the outside.

[NEEDS: does Fixwix carry out external sealing at height using rope access or a cradle, or is high-rise external work referred out? This section raises the question and stops short of answering it, and it is the one thing an apartment owner reading this page will want to know]

Ground-floor and low-level apartment work, villas, and anything reachable from a balcony or scaffold tower is straightforward by comparison, and that covers most of the residential window work in Dubai.

How It Runs

From measuring to a sealed opening

  1. Photographs, inside and outside

Two pictures of each opening and rough dimensions. The outside shot matters as much as the inside one, because the sill, the reveal finish and the access are all visible from there and none of them are visible from indoors.

  2. Survey and measure

The structural opening is measured rather than the old frame, and each opening is measured separately — in older Dubai villas, two windows that look identical routinely differ by ten or fifteen millimetres. Squareness is checked at the same time, because a new frame needs tolerance built in.

[NEEDS: typical working days from enquiry to survey]

  3. Fabrication or supply

Frames are made to the surveyed sizes with the glass specified for that elevation. Nothing is trimmed on site, so an error here is a remake rather than an adjustment.

[NEEDS: fabrication lead time, and whether it differs for coated or double-glazed units]

  4. Removal and installation

Old frame cut out, opening prepared, new frame packed plumb and square and fixed into blockwork, perimeter backed and sealed inside and out, sill fall checked, hardware adjusted and glazing beads finished.

[NEEDS: typical time on site per opening]

  5. Making good

Reveal plaster, paint and any tiling, done after the frame is fixed rather than around a window that still has to move.

Where We Work

Window installation across Dubai

  • Arabian Ranches and Dubai Hills Estate Villa work with straightforward access, usually several openings replaced in one visit, and west elevations where the glass specification matters most.
  • Jumeirah and Umm Suqeim Older villas where no two openings are quite the same size and every one gets measured separately.
  • Mirdif and Al Warqa Family villas replacing tired sliding windows, often with dust ingress as the reason rather than heat.
  • Palm Jumeirah Salt-laden air on both sides of the frond, so marine-grade coating and stainless fixings on anything going into an external opening.
  • Dubai Marina, JBR and JLT Tower apartments where the façade rules and the external access question both have to be settled before measurement.
  • Downtown and Business Bay Mixed-use buildings with restricted working hours and lift bookings for delivering frames and glass.
  • Discovery Gardens and International City Rented apartments, where landlord permission comes first and external replacement is frequently not allowed.
  • Al Quoz and commercial Dubai Showroom, workshop and office glazing, usually scheduled around the business rather than the other way round.

Questions We Get Asked

Window installation in Dubai: common questions

Can a window be replaced without damaging the walls?

Not completely. The old frame was fixed into blockwork and plastered or tiled around, so taking it out damages the reveal to some degree. Cutting the frame out in sections leaves far less damage than levering it out whole. Plaster and paint making-good on the internal reveal belongs in the plan from the start, and a marble or tiled sill needs protecting during removal because replacing one costs more than fitting the window.

Do I need permission to replace windows in a Dubai apartment?

Yes. A window forms part of the building's external face, so building management and the owners association are involved, and many towers either prohibit replacement or specify exactly what the replacement must be so the elevation stays uniform. Get that answer in writing before measuring anything. Internal glass-only replacement into an existing frame is usually treated differently and is far simpler.

Why does dust come in around a newly fitted window?

The perimeter seal has failed or was never formed properly. A sealant joint has to be wider than it is deep and bonded to two faces rather than three, which is what a backer rod is for. Without one, the bead becomes a rigid plug that splits within a summer of thermal movement. The crack is usually hairline and invisible, and dust finds it long before water does.

What is a backer rod and why does it matter?

A foam rod pushed into the gap between frame and wall before sealing. It stops the sealant sticking to the back of the joint, so the bead can stretch as the aluminium frame expands and contracts, and it sets the joint depth so the seal is the right shape to flex. It is a small, cheap item, and leaving it out is the most common reason a perimeter seal fails early.

Can I make my window opening bigger?

Enlarging an opening in a structural wall is building work rather than window work — it needs engineering input and, depending on the building, an authority permit. In an apartment it is almost never permitted, because the opening is part of the structure and the façade. In a villa it is sometimes possible with the right approvals, and it should be priced as a construction job with a window at the end of it.

Can windows be replaced while we are living in the property?

Yes, working one opening at a time so the property is never left open. Each opening is removed, the new frame fitted and the perimeter sealed the same day, with making good following after. The dusty part is removal and plaster work, so covering furniture in the affected room and working room by room keeps the rest of the home usable throughout.

Do you fit windows supplied by someone else?

Yes. Send the frame dimensions before the units arrive on site rather than after, because a window cannot be trimmed to fit an opening the way a timber door can — if it is the wrong size, it is the wrong size. Sending the survey measurements to whoever is supplying, and checking them against the structural opening first, avoids the most expensive version of this problem.

How long does fitting a window take?

The sequence is survey, fabrication, then removal, installation and making good. Fabrication sets the pace because frames are made to the surveyed size and nothing is adjusted on site. On the day, a single opening is typically a day's work including removal and sealing, with plaster and paint following once the frame is fixed. We confirm dates at order rather than quoting a figure we may not be able to hold.
