Glass Door Repair in Dubai
A glass door that slams, drags or will not latch is almost never a glass problem. It is the hydraulic unit buried in the floor beneath it, or the fittings clamping the panel — and both are replaceable.
Can a glass door be repaired, or does it need replacing?
The hardware can be repaired. The glass usually cannot. A glass door is a toughened panel clamped between patch fittings and hung on a pivot, with a hydraulic unit controlling how it swings — and every part of that except the panel is a replaceable item.
Which means the useful question is which component has failed. A door that slams, or stops short of closing, is the floor spring. A door that has dropped and catches is the pivot or the patch. A door that will not latch is usually alignment rather than the lock. A cracked panel is the one case where the answer is replacement, because toughened glass is cut, drilled and processed before it goes into the furnace and cannot be altered afterwards.
Fixwix repairs glass doors across Dubai — office entrances, shopfronts, lobbies and internal doors — including floor spring replacement, patch fittings, pivots, closers and locks.
Six components fail on a glass door, and the glass is not one of them
Identifying which one narrows the job to a single visit and a single part, rather than a quotation for a new door.
Floor springs
The hydraulic closer in a cement box under the door. Loses fluid through worn seals, and then controls nothing — the door either slams or stalls before the latch.
Patch fittings and pivots
The clamps holding the glass at top and bottom, and the bearing the door turns on. A worn pivot drops the leaf a few millimetres and it starts catching.
Overhead closers
The alternative to a floor spring on framed and lighter doors. Closing speed, latching speed and back-check are all separately adjustable, and usually just need setting.
Locks, strikes and keeps
Patch locks, rail locks and floor sockets. A door that needs lifting to lock has an alignment fault rather than a lock fault.
Handles and pull rails
Through-fixed handles working loose in the glass cut-outs. Straightforward, and worth tightening properly rather than progressively.
Seals and sweeps
Perimeter brush seals and bottom sweeps on entrance doors, which harden and shrink under ultraviolet and let dust into the lobby.
Two things sit outside this page. A cracked or shattered panel is glass replacement. Doors within an office partition run — where the panel matches a wider system — are covered under partition repair. Both are things we do; they are just different jobs.
The floor spring is the part nobody thinks about until it fails
Most glass doors in Dubai offices, lobbies and shopfronts hang on a floor spring: a sealed hydraulic unit sitting in a cement box cast into the floor slab, carrying the weight of the door on a pivot and controlling how it swings and latches. It is invisible — all you see is a stainless cover plate — and it does the hardest job in the doorway.
Seals wear and the fluid goes
A floor spring works on hydraulic fluid pushed through valves as the door swings. The seals wear with cycles, the fluid escapes into the box, and the damping disappears. What the client notices is one of two things: the door slams shut with real force, or it swings most of the way and then stops short of the latch. Both are the same fault at different stages, and neither is repairable in place — the unit is sealed, so it is replaced rather than serviced.
Water and dust in the floor pocket
This is the Dubai-specific half of it. The cement box sits at floor level in a lobby or entrance that gets wet-mopped daily and washed down periodically, and rain finds an entrance threshold a few times a year. Water collects in the box because there is nowhere for it to go, and the spring body sits in it. Fine dust arrives the same way and packs around the unit. The result is a floor spring corroding from the outside in, on a schedule set by the cleaning routine rather than by the door traffic — which is why two identical doors in the same building can fail years apart.
Cycles, on a commercial entrance
A shopfront or office entrance door might swing several hundred times a day. Floor springs are rated for a service life in cycles, so a busy entrance reaches the end of that life in a fraction of the calendar time a domestic door would. On high-traffic entrances a spring is a consumable rather than a permanent fitting, and planning for that is cheaper than discovering it on a Saturday.
And the failure that is installer-caused
Glass sits in a patch fitting on gaskets, never metal against metal. Over-tighten the bolts and the load becomes a point load straight into the panel, and the glass either fails immediately or a fortnight later. It usually happens when someone is chasing a door that will not stay aligned by squeezing the fitting rather than correcting the pivot underneath it — which is treating the symptom and destroying the panel in the process.
Floor spring, overhead closer or pivot — and what each means for repairs
| Floor spring | Overhead closer | Pivot only, no closer | Patch hinges to a frame | |
|---|---|---|---|---|
| Where it sits | In a cement box in the floor | On the door head or transom | Top and bottom pivot points | On the frame jamb |
| Visible | A cover plate only | Yes | Barely | Yes |
| Carries the door weight | Yes | No — the pivot does | Yes | Yes |
| Controls closing | Yes, hydraulically | Yes, hydraulically | No | No, unless a closer is added |
| Repair access | Lift the cover plate; floor opened only if the box does not match | Straightforward — unbolt and replace | Simple | Simple |
| Typical failure | Seals, fluid loss, corrosion in the box | Seals, or just needs adjusting | Bearing wear, door drops | Gaskets, alignment |
| When this is used | Heavy frameless entrance doors, offices, shopfronts | Lighter and framed doors, and where the floor cannot be opened | Internal doors that do not need to self-close | Framed glass doors in a partition or frame |
The repair-access row is the one that decides cost. A like-for-like floor spring swap disturbs only the cover plate. A spring whose cement box no longer matches anything on the market means opening the floor, relaying the box and making good the finish around it — a much bigger job on a marble lobby floor than on tiles. Identifying the existing unit before quoting is therefore the whole difference between two very different prices, and it is why photographs of the cover plate and any markings on it are worth sending.
A failed entrance door is a trading problem, not a maintenance one
Most of this work is on doors a business depends on being open. A shopfront that will not lock cannot be left, a lobby door that slams is a hazard in a public building, and an office entrance jammed open in July is an air conditioning bill as well as a security question.
Three things follow from that, and they change how the job is run rather than what is wrong with the door.
- Make it operable first. Where the correct part has to be ordered, the door still has to close and lock that day. That might mean setting a temporary closer, isolating the hold-open, or fitting an interim lock — and it is the difference between a repair and a closure.
- Adjust rather than replace, where adjustment is genuinely the fault. Closing speed, latching speed and back-check are separately adjustable on most closers and floor springs. A door that slams into the adjacent wall usually needs the back-check setting, not a new unit, and it takes minutes.
- Treat springs on busy entrances as consumables. A door doing several hundred cycles a day reaches the end of a spring's rated life in a fraction of the calendar time a domestic door would. On a managed building, replacing them on a planned basis costs less than replacing them on a Saturday afternoon.
Glass door repair across Dubai
- Business Bay and Downtown Dubai Office lobby and tenancy entrance doors on high cycle counts, where floor springs are a planned replacement rather than a surprise.
- DIFC Financial and legal offices where a jammed entrance is an access-control problem as much as a door one.
- Deira and Bur Dubai Shopfronts and older commercial entrances, frequently with floor springs whose original model is long discontinued.
- Al Quoz Showroom entrances taking heavy daily traffic and a lot of airborne dust into the floor pocket.
- Dubai Marina, JBR and JLT Tower lobbies and retail units, with building management access to arrange before a visit.
- Jumeirah and Umm Suqeim Villa and boutique retail entrances near the water, where corrosion reaches the fittings as well as the spring.
- Arabian Ranches and Mirdif Villa internal and terrace glass doors, mostly pivots, patches and handle work.
- Dubai South and Jebel Ali Commercial and logistics entrances, usually heavy-duty gear and very high operation counts.
Glass door repair in Dubai: common questions
Can a glass door be repaired, or does the glass have to be replaced?
The hardware can be repaired; the glass usually cannot. Floor springs, patch fittings, pivots, overhead closers, locks, strikes and handles are all replaceable items, and most glass doors we are called to need one of those rather than new glass. The panel itself is toughened, so a cracked or chipped door leaf is a replacement — it cannot be filled, bonded or polished back to serviceable.
What is a floor spring and why do they fail?
A floor spring is the hydraulic closer buried in a cement box beneath a glass door, doing the job an overhead closer does on an ordinary door. It carries the door's weight on a pivot and controls how it swings and latches. They fail from seal wear — the hydraulic fluid escapes and the door either slams or stops closing fully — and in Dubai they also fail from water and dust getting into the floor pocket and corroding the body.
My glass door slams shut. Is that dangerous?
It is worth fixing quickly, particularly on an entrance a child or an elderly person uses. A door that slams has usually lost hydraulic damping in the floor spring, so the closing speed is no longer controlled at all. On a heavy glass leaf that is a real impact. Sometimes it is just an adjustment screw; often the unit has lost fluid and needs replacing.
Can a floor spring be replaced without breaking up the floor?
Frequently yes, if the replacement unit matches the existing cement box. The spring body lifts out of the box that is already cast into the floor, so a like-for-like swap disturbs only the cover plate. Where the original unit is obsolete and no modern equivalent fits the box, the floor has to be opened to fit a new one — which is why identifying the existing spring before quoting matters.
My glass door has dropped and catches on the floor. Is the glass damaged?
Usually not. A dropped frameless door is almost always the pivot or the patch fitting rather than the glass — the bearing has worn or the patch has slipped on its gaskets. Forcing a dropped door is what turns a hardware repair into a glass one, because the load then goes into the corner of the panel. Stop using it rather than pushing it shut for another month.
Why do glass doors crack at the patch fitting?
Because the fitting was over-tightened. Glass sits in a patch on gaskets, never metal to metal, and torquing the bolts past their limit puts a point load straight into the panel. It either fails on the spot or a fortnight later. This is the most common installer-caused failure on glass doors, and it usually comes from someone chasing a misaligned door by squeezing the fitting instead of correcting the pivot.
Can the hardware on an existing glass door be changed?
Only within limits. Every hole and cut-out in a toughened panel is machined before the glass goes into the furnace, so a new fitting has to match the existing cut-outs exactly. Swapping like for like is straightforward. Changing from a floor spring to an overhead closer, or moving a lock position, generally means a new door leaf rather than modified glass.
Do you repair commercial shopfront and office entrance doors?
Yes, and they are most of this work. High-traffic entrance doors run through far more cycles than a domestic door, so floor springs, pivots and locks wear out on a schedule rather than by accident. On a shopfront a failed door is a trading problem, so it is normally attended and made operable the same day even where a part has to be ordered.
Photograph the door and the cover plate at the floor
One picture of the whole door and one close on the floor spring cover plate, including any markings on it. That is usually enough to identify the unit and confirm a like-for-like replacement fits the existing box before anyone travels.
If the door is a shop or office entrance and it will not lock, say so in the first message — that gets treated as making the door secure today rather than as a quotation.
