Aluminium Window Frame Repair in Dubai
The corrosion you can see on a window frame is rarely the corrosion that matters. The section drains water internally, and when those drains block it rots from the inside while the outside still looks sound.
Can an aluminium window frame be repaired, or does the window need replacing?
It depends entirely on whether the corrosion is on the section or through it. Aluminium does not rust the way steel does — it oxidises, forming a white powdery bloom, and that process stays superficial as long as the coating and the fixings are sound. Where it has been driven deeper by trapped water, chloride attack or a steel fixing sitting in the metal, the wall of the extrusion is eaten away and there is nothing left to repair.
That distinction decides the job. Surface corrosion is cut back, treated and refinished. Individual members — a sill, a transom, a glazing bead, a subframe section — can often be replaced within an otherwise sound frame. Corrosion through the section, or a frame that has racked or physically bent, is a replacement.
Fixwix repairs aluminium window frames across Dubai — corrosion treatment, section replacement, re-packing and re-fixing racked frames, and refinishing. Hardware, seals and mechanisms are a separate job covered under window repair.
Four ways an aluminium frame fails, and only one of them is visible
Aluminium is chosen for windows precisely because it does not corrode the way steel does. It forms its own thin oxide layer that protects the metal underneath, and a coated aluminium frame in a benign environment will outlast the building. Dubai is not a benign environment, and four specific mechanisms get past that protection.
The one you cannot see: water trapped in the chamber
Aluminium window frames are designed to let water into the bottom chamber and drain it out through small weep slots on the external face. Those slots are a few millimetres across and they silt up with the same fine dust that gets into everything else here. Once blocked, the chamber holds water after every wash-down and every rain, and the section corrodes from the inside outward. Nothing shows on the visible face for years. By the time staining or bubbling appears on the outside, the inside of that member is usually far worse than the outside suggests — which is why an honest assessment means opening the frame rather than looking at it.
Filiform corrosion, travelling under the coating
Where a coated frame has a scratch, a chip or an unsealed cut edge, moisture gets underneath the coating and corrosion spreads from that point in fine worm-like tracks beneath the surface. It is called filiform corrosion and it is common on coated aluminium in warm, humid, coastal conditions — which describes the entire Dubai coastline. What makes it awkward is that the coating above it can still look continuous, so the frame appears sound while the bond between coating and metal is being undermined. Left alone, the coating eventually lifts in flakes and the exposed metal then corrodes properly.
Galvanic attack at steel fixings
Put a steel screw into aluminium, add humid salt-laden air, and the two metals form a corrosion cell that consumes the aluminium around the fixing. It shows as a white bloom radiating from a screw head, and it is why fixing grade matters on any coastal property. Caught at the bloom stage it is a fixing swap and a clean-up. Left long enough it enlarges the hole until the fixing has nothing to hold.
Racking and bending, which are not corrosion at all
A window frame is held square by packers behind its fixings. Where packers were missing or the fixings have crept in the blockwork, the frame slowly racks out of square and the opening sash starts catching at one corner. That is repairable — re-packed and re-fixed, the frame comes back. A frame that has physically bent from impact is not: aluminium does not spring back to its original geometry, and once the glazing rebate and the weather line are out of alignment, no amount of persuasion restores them.
What can be saved, and what cannot
| What you have | Repair or replace | What is involved | Urgency |
|---|---|---|---|
| White bloom on the surface only | Repair | Clean back, treat, protect the area | Low — but find out why the coating failed |
| Bloom radiating from screw heads | Repair | Replace fixings with the correct grade, treat the metal around them | Before the fixing hole enlarges |
| Coating lifting or flaking | Repair | Cut back to sound coating, treat and refinish the section | Soon — exposed metal corrodes faster |
| Blocked drainage, chamber holding water | Repair | Clear the weeps and assess the chamber internally | Now — this is what causes the worst cases |
| Corrosion through the section wall | Replace that member | New sill, transom or frame section fitted into the existing opening | Planned work |
| Frame racked out of square | Repair | Re-pack and re-fix into blockwork, bring the frame back square | Before the sash and hardware are damaged |
| Frame bent from impact | Replace | The weather line cannot be straightened back | Planned work |
| Several of the above, on a single glazed frame | Replace the window | Repair money spent on a frame that stays old and uninsulated | Compare against a replacement, not against doing nothing |
The last row is the honest one. There is a point where repairing a frame is spending real money to end up with an old single-glazed window that still lets heat through, and on a west-facing elevation that is worth comparing against a replacement window with coated glass rather than against leaving it alone. We would rather set that out than quote a repair that solves the corrosion and none of the reasons the room is uncomfortable.
What can honestly be done about the coating
Most enquiries about frame repair are really about how the frame looks. Three things are worth knowing before anyone promises to make it like new.
On-site refinishing is painting, not powder coating
Powder coat is applied electrostatically as a dry powder and then baked in an oven, and neither of those happens in an occupied building. On-site work means a liquid coating system applied by hand. Done properly it protects a repaired area and looks good from a normal viewing distance. It will not match an adjacent untouched frame exactly, and it will not have the life of a factory finish. Anyone offering to powder coat your windows in situ is describing something that cannot be done.
Removal and factory recoating is the real option
Where appearance genuinely matters across a whole elevation, sections can be removed, stripped and factory recoated. That is a bigger job — the glass comes out, the opening is temporarily closed, and the frame comes back later — and it usually only makes sense as part of wider work rather than for one window.
Anodised frames are a different problem
Anodising converts the surface of the metal rather than sitting on top of it, so there is no coating to patch. A damaged anodised frame can be cleaned and protected, but any localised repair remains visible, and re-anodising in place is not possible. Where an anodised elevation has failed, section replacement is generally the only route to a consistent finish.
On the coast — the Palm, Dubai Marina, JBR, the Jumeirah strip — any repaired or replaced section should go back in marine-grade specification with stainless fixings, because whatever attacked the original will still be there afterwards.
Three checks that stop most of this
Frame corrosion is slow, which means it is also preventable by anyone willing to look at a window twice a year.
- Clear the weep slots. The small openings along the external face at sill level. A blocked drain is what turns a frame into a water tank, and clearing them takes seconds per window. This is the single highest-value thing on this page.
- Look at the fixings. White bloom radiating from a screw head means the wrong fixing grade is reacting with the frame. Caught early it is a swap; left alone it enlarges the hole.
- Look for scratches and chipped edges on the coating. Particularly on a coastal elevation, because a breach in the coating is where corrosion gets underneath it. A touch-up on a fresh scratch is trivial; the same scratch in three years is a section repair.
One thing to avoid: abrasive pads and strong acidic cleaners on coated aluminium. Both damage the coating, and damaged coating is the entry point for everything described above. Water and a mild detergent is the whole cleaning specification.
Aluminium frame repair across Dubai
Distance from the sea is the single biggest predictor of what we find when we open a frame.
- Palm Jumeirah The hardest environment in the emirate for coated aluminium — salt on both sides of the frond, and filiform corrosion under coatings that still look intact.
- Dubai Marina, JBR and JLT Coastal towers where fixing-grade corrosion and coating failure arrive together, and building access has to be arranged before any external work.
- Jumeirah and Umm Suqeim Older villas near the water and the source of most of our section-replacement work, because the frames are old enough for the drainage to have blocked long ago.
- Downtown and Business Bay Tower apartments where the façade is uniform, so a replaced section has to match what the building specified.
- Arabian Ranches and Dubai Hills Estate Inland villas, far less corrosion, and mostly racked frames and blocked drainage rather than metal loss.
- Mirdif and Al Warqa Family villas where the usual finding is a bottom member that has been holding water for years.
- Discovery Gardens and International City Rented apartments, where landlord permission comes before any frame work.
- Al Quoz and commercial Dubai Showroom and workshop glazing, larger sections, and frames that have been knocked rather than corroded.
Aluminium window frame repair: common questions
Can a corroded aluminium window frame be repaired?
It depends on whether the corrosion is on the surface or through the section. Surface corrosion under or around the coating can be cut back, treated and refinished, and individual members such as a sill or a bead can often be replaced within the frame. Corrosion that has gone through the wall of the extrusion cannot be repaired — there is nothing left to build on — and that section has to be replaced.
What is the white powder on my aluminium window frame?
Aluminium oxide, and it means the protective coating has been breached. On its own, light chalky white bloom is cosmetic. Around fixings it usually indicates a steel screw reacting with the aluminium, which eats the metal around the fixing. And where it appears in worm-like tracks spreading from a scratch or a cut edge, that is filiform corrosion travelling underneath the coating — which is worse than it looks, because the damage is under a surface that still appears intact.
Can aluminium window frames be welded?
Aluminium welds, but welding an installed window frame is almost never the right answer. The heat distorts the section so it no longer holds the glass or the gaskets, it destroys the powder coating well beyond the repair, and on a thermally broken profile it melts the polyamide strips that make the frame perform in the first place. Replacing the affected member is faster, cheaper and produces a frame that still works.
Can aluminium frames be repainted or recoated on site?
They can be painted on site, and it is worth being clear that this is not powder coating. Factory powder coat is applied electrostatically and baked, and neither is possible in a building. On-site refinishing is a coating system applied by hand — it can look good and it can protect a repaired area, but it will not match an adjacent original frame exactly and it will not last as long. True recoating means removing the section and sending it out.
Why is my window frame corroding from the inside?
Because the drainage stopped working. Aluminium frames let water into the bottom chamber by design and drain it out through small weep slots, and those slots silt up with fine dust over years. The chamber then holds water after every wash-down and every rain, and the section corrodes from within while the outside still looks sound. By the time it shows on the visible face, the inside is usually much worse.
My window frame is out of square — can it be adjusted?
Sometimes. A frame that has racked because packers were missing or fixings have crept can often be re-packed and re-fixed back into square, which cures a sash that catches at one corner. A frame that has physically bent from impact cannot be straightened back — aluminium does not return to its original geometry, and the weather line and glazing rebate no longer align even if it looks close.
Is anodised aluminium repairable?
Far less so than powder coat. Anodising is a conversion of the metal surface rather than a layer applied on top, so it cannot be touched up, patched or re-anodised in place. A damaged anodised frame can be cleaned and protected, or the section replaced, but any localised repair will be visible. This is worth knowing before choosing anodised for an exposed elevation.
When is it cheaper to replace the window than repair the frame?
When several things line up at once: corrosion through the section rather than on it, a frame that has racked or bent, a profile system whose parts are no longer made, and a window that is single glazed on a hot elevation. At that point you are spending repair money on a frame that will still be uninsulated and still be old, and the honest comparison is against a replacement window rather than against doing nothing.
Photograph the frame, and the sill from outside
One picture along the frame and one close on the sill from the external side, where the weep slots are. Corrosion at the bottom member is the fault that matters, and it is the one that cannot be judged from an internal photograph.
